While those headlines are attention-grabbing, they don’t tell the full story. There isn’t a single, universal “perfect week” that applies to every market, price point, or seller. Even the data behind those reports varies depending on what’s being measured...whether it’s days on market, sale-to-list price ratio, or overall buyer demand.

What is consistent year after year is this: spring remains one of the strongest times to sell.

Instead of thinking about one exact week, I always encourage my clients to think in terms of a seasonal window of opportunity and we are still very much in it.

In fact, data from Zillow suggests that the second half of May is often one of the most advantageous times to list, particularly when it comes to maximizing sale price. Buyer activity tends to build throughout the spring and peak just before Memorial Day.

Why does that matter? Timing.

Many buyers are motivated by life transitions especially families trying to move during the summer so they can settle in before the next school year. That creates a natural surge in demand, which can translate into stronger offers and more competition for well-positioned homes.

Research from ATTOM Data reinforces this trend. After analyzing millions of home sales over the past decade, their findings consistently show that May ranks among the top months for seller returns.

So when you put it all together, the takeaway is simple:
Late spring, especially late May, isn’t just “still good.” It’s often strategically ideal.

The real key, though, isn’t chasing a headline or trying to hit a single “perfect” week. It’s making sure your home is positioned correctly, priced strategically, and marketed in a way that captures the momentum of the market.
